Can be a BIG problem for your
home!
Many people believe homeowner insurance covers
water damage, and in some cases it may.
Flood is
excluded under homeowners insurance, however, coverage is available through
separate Flood insurance, but in some cases may not address the issue in your home. Flood insurance has a number of exclusions
and requirements for coverage to apply to a specific home or area of that home,
so ask questions before you purchase flood insurance!
Not all water that comes into your home is
actually Flood though. In many cases,
water can back up through sewers, sumps & drains into your home and that
coverage can be added to (or may already be included in) your homeowners
insurance. Water that seeps through the walls probably
won’t be insured by homeowner insurance, nor will broken or clogged sewer or
water lines in your yard. Many utility
companies offer coverage for the water & sewer lines in your front yard and
since many of us live in older homes & older neighborhoods, it’s a good
idea to consider the coverage.
Finally, the good news is that water that damages
your home from the inside may be covered by homeowner insurance. Normal wear and tear excludes an old or worn
out pipe, but your homeowner policy can cover the ensuing damage (for
example: an old pipe in bathroom causes
dining room ceiling to collapse).
Bottom Line:
Call your agent (hopefully that’s ME) and review your coverage, BEFORE
water causes a BIG problem.
